THE DOWNSIZING CALCULATOR
Start with what’s possible.
What could your sale make possible?
A planning figure is a starting point. We can change it together.
What is included in Marcus’s service?
Advertising, neighbourhood-wide print and a staging consultation are included in the proposed listing fee. Physical staging and moving are quoted separately. Genie Movers offers the stated 10% partnership discount; use the final quote once.
Bring the listing into your plan.
Choose a home or paste its listing link. The photo, price, taxes and fee load into your plan automatically.
The listing loads automatically after you paste a link or select a home.
Paste listing text or enter a home manually
Paste public listing text you can see. Imported amounts require your review; missing amounts stay blank.
Review the real cost of the home.
Price, property taxes and condo fees fill in from your selected listing. You can adjust them, or enter them yourself if you haven’t chosen a home.
Confirm each fee inclusion in the condo documents. Your unit insurance and remaining repairs stay separate.
How we avoid counting costs twice
A service marked “Included in fee” is removed from your separate monthly bills; the fee is still paid once. Corporation insurance does not replace your own unit policy. Enter only your remaining repair allowance, not a second reserve-fund contribution. Time saved on chores is a lifestyle benefit; we do not invent dollar savings for it.
More cash available, or less each month?
Compare the same home with cash and with a mortgage. Adjust one number and watch both sides.
What if you kept more of your cash?
A mortgage adds cash available and a monthly payment.
5% and 25 years are illustrative assumptions, not a lender quote.
Assumptions and timing to review
Monthly payments use a nominal rate compounded twice yearly, a common Canadian fixed-rate convention. Confirm the actual loan terms. Principal repayment builds equity; the total is cash outflow, not purely an expense.
This planner covers Ontario resale purchases outside Toronto. It excludes Toronto municipal tax, new-build HST/rebates, non-resident tax, future fee increases and special assessments. Loans over 80% need mortgage-insurance costs and lender review. Buying before selling also needs a separate bridge and closing-funds plan.
