What the numbers mean if you're downsizing

Fewer bungalows came up this October than last. 174 new listings, against 197 a year ago. That's about one in eight fewer to choose from. If you see one that fits, it pays to be ready: know what your current home is worth and what you can spend before you go see it.

Fewer sold, at a higher middle price. 86 bungalows sold, down from 108. The median sale was $722,500, about 5% higher than last October's $690,000.

Most sold a little under asking. The typical bungalow sold for about 98.8% of its list price. About one in four sold over asking (24 of 86). Last October it was about one in three.

The pace hasn't changed. On average a bungalow took 28 days to sell, the same as a year ago.

If you're selling a two-storey to buy a bungalow, both sides matter. The same market that sets your bungalow price sets your sale price too. That's why we always look at both together before anyone makes a move.

Kitchener bungalows

Kitchener had 78 new bungalow listings and 31 sales from October 1 to 27, 2026. The median sold price was $660,000, almost the same as last October's $665,000. Kitchener bungalows also sold faster: 21 days on average, down from 27.

There are 101 for sale now, more than in any other city in the region. See them all on the Kitchener Bungalow Map.

Waterloo bungalows

Waterloo is the smallest of the three cities for bungalows. 25 came up for sale this October, down from 36, and 18 sold. The median sold price was $750,950. With fewer than 20 sales in a month, one or two sales can move that number a lot, so treat it as a rough guide.

There are 49 for sale now. See them on the Waterloo Bungalow Map.

Cambridge bungalows

Cambridge had 41 new bungalow listings, down from 58 a year ago, and 30 sales. The median sold price was $717,500, up from $661,500 last October. Cambridge bungalows took longer to sell this year: 35 days on average, compared with 22.

What's on the market, and what's missing

Here's what's for sale across Waterloo Region as of October 27, 2026:

  • Under $700,000: 118 bungalows
  • $700,000 to $899,999: 68
  • $900,000 to $1.2 million: 31
  • $1.2 million and up: 57

The thinnest price range is $900,000 to $1.2 million. Only 31 bungalows across the whole region are for sale in that range right now.

Double garages under $900,000 are scarce. 112 bungalows for sale have a double garage or bigger, but only 36 of those are under $900,000. If a double garage is on your must-have list, start with the Waterloo Region double car garage bungalow map.

Condo bungalows are rare. Only 14 of the 274 bungalows for sale are condominium bungalows, where someone else cuts the grass and clears the snow. 255 are freehold.

Styles. 205 are the classic one-floor bungalow. 55 are raised bungalows, where the main floor sits up a half flight of stairs, so check the steps if stairs are the reason you're moving. Only 14 are bungalofts, which add a loft upstairs for guests or grandkids with the main bedroom still on the main floor.
