Thinking about a bungalow in Orillia? Before you start booking showings, it helps to know the lay of the land. How many are for sale? What do they cost? And what's going to be hard to find?

Source: TRREB MLS® data, sold October 1–27, 2026 and October 1–27, 2025. "For sale now" as of October 27, 2026, not counting homes that already have a conditional sale. All bungalow styles (Bungalow, Raised Bungalow, Bungaloft).
With only 15 sales in a month, one or two homes at the high or low end can move the median a lot. Treat the sold numbers as a snapshot, not a trend.
Orillia or the townships next door?
In the MLS® system, every bungalow in the City of Orillia sits under one community: Orillia. So there's no neighbourhood-by-neighbourhood count for the city itself.
What does change the picture is the townships that border Orillia. Each one is its own municipality, and together they have far more bungalows for sale than the city does:
| Municipality | Bungalows for sale now |
|---|---|
| City of Orillia | 73 |
| Severn Township | 98 |
| Oro-Medonte Township | 97 |
| Ramara Township | 103 |

Check which municipality a home is in. If a listing sits in Severn, Oro-Medonte or Ramara, property taxes and services come from that township, not the City of Orillia. It's worth knowing before you fall in love with a place. Everything else in this guide is about the 73 in the city.
