Wasaga Beach has a lot of bungalows for sale: 208 right now. That's good news if you're downsizing. But they come in two very different kinds: homes where you own the land, and land-lease homes where you don't.
Here's a plain look at bungalows for sale in Wasaga Beach, Ontario, at the end of October 2026: the numbers and what they mean if you're downsizing. No guesses about where prices are going.

Own the land, or lease it?
The MLS® system lists every home in Wasaga Beach under one community, simply "Wasaga Beach," so there's no neighbourhood split to show. The split that matters more here is whether the land comes with the house:
| Wasaga Beach bungalows | For sale now | Median asking |
|---|---|---|
| You own the land | 166 | about $731,000 |
| Land lease (you own the home, you rent the land) | 42 | about $275,000 |
| All of Wasaga Beach | 208 | $687,500 |

What land lease means
With a land-lease home, you own the house, but you rent the land it sits on. You pay a land fee to the landowner, on top of your property taxes and the usual bills. That's why these homes cost so much less to buy.
Of the 18 land-lease listings that give a monthly land fee, all 18 are between $700 and $1,099 a month, and 10 of them are between $800 and $899. (Other listings give the fee yearly or not at all.)
Most are small: 37 of the 42 have two bedrooms. 20 are listed as modular or mobile homes, and 29 have no garage. 11 are marked as retirement communities in the MLS® system.
Before you fall in love with one, ask about the land fee, what it covers, how often it can go up, and the community's rules. Talk to your lender early too. If you'd like to browse them, start with the Wasaga Beach adult lifestyle community bungalows.
