"Which part of Kitchener should we look in?" It's one of the first questions people ask when they decide to move to a bungalow.
There's no single right answer. The best neighbourhood is the one that fits your budget and your must-haves. So instead of opinions, this guide ranks Kitchener's neighbourhoods by the numbers, using the MLS® system as of October 27, 2026.
How we ranked them
We looked at every bungalow for sale in the City of Kitchener (Bungalow, Raised Bungalow and Bungaloft) and every one that sold from October 1 to 27, 2026. Then we picked the neighbourhoods that win on at least one of these:
- Most choice: the most bungalows for sale right now.
- Best value: the lowest middle (median) asking price, among neighbourhoods with 5 or more for sale.
- Most double garages: the most listings with room for two cars or more.
- Quickest sales: the most bungalows sold this month compared with how many are for sale.
- Most newer homes: the most built in 1980 or later, of the listings that give a year built.
Neighbourhood names are the ones the MLS® system uses.
The short version
- 99 bungalows were for sale in Kitchener on the afternoon of October 27, with a median asking price of $679,999.
- 31 sold from October 1 to 27, 2026, at a median price of $660,000.
- Pioneer Park / Doon / Wyldwoods has the most choice, the most double garages and the most newer homes.
- Forest Hill is the best value, with a median asking price of $625,000.
- Stanley Park / Centreville sold as many bungalows this month as it has for sale.

Pioneer Park / Doon / Wyldwoods: most choice, most double garages
This is where the most Kitchener bungalows are for sale right now: 16 of them. It also has the most with a double garage or bigger: 7 of the 16.
The median asking price is $869,950, higher than the city's. Only 4 of the 16 are under $700,000.
It also has the most newer bungalows. Of the 10 listings that give a year built, 4 were built in 1980 or later. Across all of Kitchener, only 13 of the 68 that give a year are that new. Two bungalows sold here in October.
Forest Hill: best value
If price matters most, start here. Forest Hill has 13 bungalows for sale, the second most in the city, and the lowest median asking price of any neighbourhood with five or more: $625,000. 9 of the 13 are under $700,000.
Three Forest Hill bungalows sold in October. Their median sale price was $550,000, and they sold in a median of 8 days.
None of the Forest Hill bungalows for sale right now lists a double garage. Every one that gives a year built was built before 1980.
Hidden Valley / Pioneer Tower: every one has a double garage
Only 6 bungalows are for sale here, but all 6 have room for two cars or more. That makes it the easiest place in Kitchener to find a double garage.
It's also the top end of the city. The median asking price is $1,499,450, and none are under $700,000. Two of the three listings that give a year built were built in 2000 or later.
Stanley Park / Centreville: quickest sales
Bungalows here are moving. 5 sold from October 1 to 27, and there are 5 for sale right now. No other neighbourhood sold as many this month.
The median asking price of the five for sale is $675,000, and 3 of them are under $700,000. The five that sold went for a median of $534,000, with a median of 27 days on the market.
Heritage Park / Rosemount: quick sales, mid-range prices
4 bungalows sold here in October, the second most in the city, and 6 are for sale now. The median asking price is $674,900, and 4 of the 6 are under $700,000.
The four that sold went for a median of $678,200, in a median of 19 days.
Downtown / Rockway / South Ward: everything under $700,000
All 7 bungalows for sale here are priced under $700,000, with a median of $674,900. If your budget tops out under $700,000, every listing here is in range. Two of them have a double garage. None sold in the first 27 days of October.

One thing to know: 9 of the bungalows with a Kitchener address are filed under neighbourhood codes the MLS® system shares with Waterloo (7 of them under Uptown Waterloo / North Ward). They're counted in the Kitchener totals but not ranked above.
What's hard to find in any neighbourhood
A double garage under $900,000. Only 10 of the 99 bungalows for sale have a double garage or bigger and an asking price under $900,000. Most of the double garages are in Pioneer Park / Doon / Wyldwoods and Hidden Valley / Pioneer Tower, where prices run higher. They're all on the Kitchener double car garage bungalow map.
A newer bungalow. Of the 68 listings that give a year built, only 6 were built in 2000 or later.
Condo bungalows. Only 5 of the 99 are condominiums.
