Wasaga Beach has the most under $600,000 (81), but at least 42 of its bungalows for sale sit on leased land, which changes what you are buying.

Orillia: the lowest prices
- 73 for sale, middle asking price $625,000.
- 29 ask under $600,000 (2 of them are mobile or trailer homes), and 46 ask under $700,000.
- 15 sold from October 1 to 27, 2026, at a middle price of $515,000. In the same weeks of 2025, 18 sold at a middle price of $579,500.

Wasaga Beach: the most under $600,000, with a catch
Wasaga Beach has 208 bungalows for sale, more than any other town in this list, and 81 ask under $600,000. But at least 42 are on leased land. With a land lease, you own the home but rent the land under it, and you pay a land lease fee. The 18 listings that state a monthly fee show between $700 and $1,099 a month.
- The 42 land lease bungalows have a middle asking price of $274,950.
- The other 166 have a middle asking price of $731,250, and 39 of them ask under $600,000.

Innisfil: low middle price, mixed types
Innisfil's middle asking price is $699,900, and 64 ask under $600,000. Many of the lowest-priced ones are not detached houses: of the 48 under $500,000, 21 are detached, 19 are modular homes, 5 are mobile or trailer homes and 3 are townhouses. Barrie and Collingwood
- Barrie: 177 for sale, middle asking $724,900. 30 ask under $600,000 and 83 under $700,000. 31 sold in October at a middle price of $650,000, down from $718,750 in the same weeks of 2025. What is a land lease bungalow? You buy the home, but not the land under it. You pay a monthly or yearly fee for the land. Land lease homes can cost much less to buy, but the fee is a cost every month, and some lenders treat them differently. Read the lease before you make an offer.
