Barrie has a lot of bungalows. On October 27, 2026, there were 177 for sale across 26 different MLS® communities. That's a lot of choice, and it raises the big question: where should you start looking?
This guide doesn't pick favourites. It ranks Barrie's neighbourhoods by the numbers in the MLS® system, so you can see which ones fit your budget and your must-haves.
How we ranked them
We counted every bungalow for sale in the City of Barrie (Bungalow, Raised Bungalow and Bungaloft), not counting homes already sold with conditions, and every one that sold from October 1 to 27, 2026. A neighbourhood makes this list if it wins on at least one of these:
- Most choice: the most bungalows for sale right now.
- Best value: the lowest middle (median) asking price, among neighbourhoods with 5 or more for sale.
- Most double garages: the most freehold listings with room for two cars or more.
- Quickest sales: the most bungalows sold this month compared with how many are for sale.
- Most newer homes: the most listed as 30 years old or less, of the listings that give an age.
Neighbourhood names are the MLS® community names.
The short version
- 177 bungalows are for sale in Barrie, with a median asking price of $724,900.
- 31 sold from October 1 to 27, 2026, at a median price of $650,000.
- Holly has the most choice and the most double garages.
- Cundles East has the lowest median asking price, $612,500.
- Painswick South and Bayshore have the most newer bungalows.
- Sunnidale had the busiest month: 5 sold, with 7 for sale now.

Holly: most choice, most double garages
Holly has more bungalows for sale than any other part of Barrie: 17. It also has the most with a double garage or bigger: 12 of the 17.
The median asking price is $758,800, a little above the city's. Only 3 are under $700,000. Holly also has newer homes: of the 10 listings that give an age, 7 are 30 years old or less.
Three Holly bungalows sold in October, at a median price of $595,000.
Wellington: the most choice under $700,000
Wellington has 14 bungalows for sale, second only to Holly, and 12 of them are under $700,000. That's more bungalows under $700,000 than any other neighbourhood in Barrie. The median asking price is $656,450.
Only 2 have a double garage, and none of the 10 that give an age are 30 years old or less.
Cundles East: lowest median price
Of the neighbourhoods with five or more bungalows for sale, Cundles East has the lowest median asking price: $612,500. All 6 are under $700,000. None of them lists a double garage.
Close behind on price are Edgehill Drive ($622,450, 6 for sale), Codrington ($629,500, 8 for sale) and Letitia Heights ($649,000, 6 for sale).
Grove East: lots of choice at a lower price
Grove East has 11 bungalows for sale with a median asking price of $650,000, and 9 of the 11 are under $700,000. If you want a lower price and more than a handful of homes to compare, Grove East and Wellington give you the most to choose from. None sold here in the first 27 days of October.
Painswick South: the newest bungalows
Painswick South ties Bayshore for the most newer bungalows: 8. And every Painswick South listing that gives an age (8 of the 11) is 30 years old or less. 8 of the 11 also have a double garage or bigger.
The median asking price is $759,900. Two sold in October. Painswick North, a separate MLS® community, has 13 for sale at a median of $729,900, with 7 double garages.
Bayshore: newer homes and double garages, at the top of the range
Bayshore has 13 bungalows for sale. 8 of the 12 that give an age are 30 years old or less, and 9 of the 13 have a double garage or bigger.
It's the priciest neighbourhood on this list, with a median asking price of $940,000. Only 1 is under $700,000.
Sunnidale: quickest sales
5 bungalows sold in Sunnidale from October 1 to 27, more than in any other Barrie neighbourhood, and 7 are for sale now. The five that sold went for a median of $640,000, in a median of 15 days on the market.
The median asking price of the seven for sale is $710,000, and 3 have a double garage.

What this means if you're looking in Barrie
Lower prices and double garages rarely come together. The neighbourhoods with the lowest prices (Cundles East, Wellington, Grove East) have few double garages. The ones with the most double garages (Holly, Bayshore, Painswick South) have median prices of $758,800 or more.
Newer bungalows sit in a few places. Of the 105 listings across Barrie that give an age, 47 are 30 years old or less, and 23 of those 47 are in Painswick South, Bayshore and Holly.
Barrie means the City of Barrie here. Innisfil, Springwater and Oro-Medonte are separate municipalities and are not counted.
