Six listings is a small number, so this guide also looks at every bungalow that sold there from January to October, and compares it with the same months last year.

- All 6 have a garage for two cars or more.
- 7 sold from January 1 to October 27, 2026, at a median price of $1,450,000. The same months of 2025 had 13 sales at $1,585,000.
- All of Kitchener had 99 bungalows for sale on October 27, at a median asking price of $679,999.

What's for sale now
With six listings, every one counts, so here is the whole picture:
- Price: 2 are priced from $900,000 to $1,199,999 and 4 are $1,200,000 or more.
- Style: all 6 are Bungalows (no Raised Bungalows or Bungalofts right now).
- Ownership: all 6 are freehold houses. There are no condo or townhouse bungalows for sale here right now.
- Garage: 4 have two spaces and 2 have three.
- Bedrooms above ground (not counting the basement): 4 have three and 2 have two.
- Laundry: at least 4 list main-level laundry.
- Age: only 3 give a year built: one from the 1980s or 1990s, one from 2000 to 2014 and one from 2015 or later. One more is listed as new.
Three of the six were listed in October.

What the numbers show:
- Sales are few. Seven sales in ten months works out to fewer than one a month. One sold in October.
- Most sell below asking. Six of the seven 2026 sales went for less than the asking price, and the median sale came in at 97.7% of asking. Across all of Kitchener, bungalows that sold from October 1 to 27 went for a median of 99.3% of asking.
- They took a few weeks. The median was 21 days on the market in 2026, compared with 28 in 2025.
- Every sale was $900,000 or more. Five of the seven 2026 sales were $1.2 million or more. All seven were freehold houses. In 2025, two of the 13 were condominium townhouses.
With this few sales, one or two homes can move the median a lot, so treat the year-over-year change as a description of what sold, not a trend.
How it compares with the rest of Kitchener
Hidden Valley's median asking price is more than twice Kitchener's. On October 27, it was the only Kitchener neighbourhood with more than one bungalow for sale where every listing had a double garage or bigger. Across the city, only 26 of the 99 did.
