Paste listing text or enter a home manually
Paste public listing text you can see. Imported amounts require your review; missing amounts stay blank.
Closing and monthly costs
Review the listing figures and current local quotes. Keep unknown costs blank; enter 0 only when you have confirmed there is no charge.
Record the sources behind these costs
Listing taxes can reflect the seller’s assessment and exemptions. Check reassessment, local levies and the buyer’s eligibility before using them as a future bill. The source record is saved with this comparison.
Confirm HOA / condo inclusions for any home type. Your own insurance, special assessments and remaining repairs stay separate.
How we avoid counting costs twice
A service marked “Included in fee” is removed from your separate monthly bills; the fee is still paid once. Association insurance does not replace your own home or unit policy. Enter only your remaining repair allowance, not a second reserve-fund contribution. Time saved on chores is a lifestyle benefit; we do not invent dollar savings for it.
Know the full cost of your first home.
Compare the same home with cash and with a mortgage. Adjust one number and watch both sides.
Compare with a mortgage
A mortgage adds cash available and a monthly payment.
6.5% and 30 years are illustrative assumptions, not a lender quote. The fixed-rate payment uses monthly interest; enter the note rate, not APR.
Assumptions and timing to review
Fixed-rate principal and interest use the annual note rate divided by 12 over the entered term. ARM changes, interest-only payments and balloon loans are outside this model. Principal repayment builds equity; the total is cash outflow, not purely an expense.
Enter current local taxes, applicable credits and financing charges from verified sources. The tool does not establish eligibility or loan approval. It does not calculate bridge financing, overlapping-home costs, future rate or fee changes, or income / capital-gains taxes. Enter quoted recurring special assessments in monthly costs; put one-time assessments in closing or moving costs once. Deposits are credited once. Positive final cash does not prove funds are available on the payment date.
