New Build Bungalows in Waterloo Region: October 2026

A brand-new bungalow is near the top of a lot of wish lists. One floor, a new roof and furnace, no renovations to plan, and nothing to fix for years.

So how many are actually for sale in Kitchener, Waterloo, Cambridge and the townships right now? We checked the MLS®. The short answer: very few, and most of them aren't where you might expect.

The short version

  • 274 bungalows are for sale across Waterloo Region.
  • Only 4 of them were built in 2024 or later.
  • 10 were built in 2019 or later.
  • 6 of those 10 are in the townships, not in Kitchener, Waterloo or Cambridge.
  • Not one bungalow built since 2019 is listed between $900,000 and $1.2 million.

Where the new and newer bungalows are

Here we call a bungalow a new build if it was built in 2024 or later, and a newer build if it was built in 2019 or later. Those are the same cut-offs our new build and newer build maps use.

Most of the newer bungalows are in the townships, mainly around Elmira, Conestogo and Wellesley. If a newer bungalow matters more to you than a Kitchener or Waterloo address, it's worth widening your search a little. The Woolwich New Build Bungalow Map shows the newest ones around Elmira, St. Jacobs, Conestogo and Breslau.

Two things stand out.

Under $900,000, the newer bungalows are townhouse bungalows. All four newer bungalows under $900,000 are bungalow townhomes (one floor, attached on one or both sides), not detached houses. Three are freehold in Elmira. One is a condominium townhome in Kitchener, where a monthly fee covers things like the grass and snow.

A newer detached bungalow starts around $1.8 million right now. All six detached bungalows built since 2019 are listed at about $1.8 million or more. That doesn't mean a newer detached bungalow under that price never comes up. It means none is for sale today.

For context: across all 274 bungalows for sale in Waterloo Region on the same day, 31 were listed between $900,000 and $1.2 million. None of those 31 were built in 2019 or later, as far as the listings say.

Why these counts are a floor

The numbers above only count listings that say when the home was built. 73 of the 274 bungalows for sale (about 1 in 4) leave the year built blank. Some of those could be newer homes.

The MLS® also has a "new construction" box. Eleven bungalows in the region have it ticked, but several of them were built between the 1950s and 1990s, so we went by the year built instead. Two more listings are marked as new construction with no year built: one between $900,000 and $1.2 million, one over $2 million.

And some builders sell new homes from their own sales office without putting every one on the MLS®. So treat these numbers as "at least this many", and check the map for the full, current list.

What to check on a new or newer bungalow

A new bungalow saves you a lot of work, but a few things are worth asking about before you fall in love with one:

  • The warranty. New homes in Ontario come with a warranty through Tarion. On a home built in the last few years, ask how much of it is left and whether anything has been claimed.
  • HST and the price. On a brand-new home from a builder, ask whether HST is included in the price. We wrote about the new rebate here: New Ontario HST Rebate for New Build Bungalows.
  • The closing date. A new build may not be finished yet. Make sure the date works with the sale of your current home.
  • The steps. Some new bungalows sit up several steps from the driveway, and a raised bungalow has a half flight inside. If stairs are why you're moving, count them at the showing.
  • Townhome fees and rules. For a condo bungalow townhome, ask for the monthly fee and what it covers.
