Durham bungalows sold a little faster in October than a year ago, at lower prices. 146 bungalows sold across the region, and half of them sold within 19 days. The middle sold price was $682,500, and more than half of October's sales were under $700,000.

Three things stand out:
- Sales held up. 146 sold, close to last October's 154.
- They sold faster. The median time on the market fell from 23.5 days to 19.
- Prices were lower. The middle sold price was $63,500 below October 2025. Detached bungalows alone were $60,000 lower. One month of sales is not a trend, and this is not a prediction.

- Oshawa was over a third of Durham's sales: 54, the same number as last October. Its middle sold price was $595,000 (last October: $672,500), and half sold within 16 days. See the Oshawa Bungalow Map.

77 of October's 146 sales were under $700,000. That's the busiest part of Durham's bungalow market, and there are 149 for sale in that range right now: 64 in Oshawa, 39 in Clarington, 16 in Brock, 11 in Scugog, 8 in Whitby, 6 in Ajax, 3 in Pickering and 2 in Uxbridge.
Near the top, it's quieter. Durham has 159 bungalows asking $1 million or more, and 23 sold at that level in October.

Buyers have choice right now
- 468 bungalows for sale, and 130 of them have been on the market 60 days or more. A home that has been listed that long can leave more room to negotiate.
- 32 more have a conditional sale (accepted offer, not yet firm).
- Garages: 142 have a 2-car garage and 63 have 3 or more. 111 have no garage.
- Raised bungalows (stairs up to the main floor) are 93 of the 468; 41 are bungalofts with a loft upstairs. If you want everything on one floor, check the style before you book a showing.
