They exist, but you have to know where to look. As of November 2, 2026, only 37 bungalows in all of Toronto ask under $700,000, and only 14 in all of Halton Region. Drive a little further and the numbers change: 149 in Durham Region, 90 in York Region (most of them in Georgina) and 655 in Simcoe County.

In Toronto and Halton, under-$700,000 bungalows are about 1 in 20 of what's for sale. In Durham it's about 1 in 3, and in Simcoe County it's more than 4 in 10.
Toronto: 37, and most are in Scarborough

28 of the 37 are detached. Only 9 ask under $600,000, and just 3 have a garage for 2 cars or more. In October, 13 of Toronto's 240 bungalow sales were under $700,000, and those 13 sold in a median of 19 days.

Peel and Halton: Brampton is the exception
- Peel: 33. Brampton 26, Mississauga 4, Caledon 3. 7 of the 33 are condo-class listings.
- Halton: 14. Burlington 7, Halton Hills 6, Milton 1, Oakville 0. 5 of Halton's 14 are modular homes.

York Region: it's Georgina
Of York Region's 90 bungalows under $700,000, 73 are in Georgina (including 6 island properties on the Georgina Islands). The rest are spread thin: 4 in King, 3 each in Whitchurch-Stouffville, Richmond Hill, East Gwillimbury and Newmarket, and 1 in Vaughan.

Durham: Oshawa and Clarington
Durham has 149 bungalows under $700,000: Oshawa 64, Clarington 39, Brock 16, Scugog 11, Whitby 8, Ajax 6, Pickering 3 and Uxbridge 2. They sell, too: 77 of Durham's 146 bungalow sales in October were under $700,000, at a median of 17 days on the market.

Simcoe County: the most by far
Simcoe County has 655 bungalows asking under $700,000. The towns with the most:

Simcoe is also the only area where an under-$700,000 bungalow with a double garage is easy to find: 126 of them. One thing to check: 68 of Simcoe's 655 are mobile or modular homes, often in land-lease communities where you own the home but rent the land. That can be a great fit, but the monthly fee matters.
In October, 143 of Simcoe's 254 bungalow sales were under $700,000.
