Bungalows for Sale on Hamilton Mountain: November 2026 Guide

Hamilton Mountain is full of older one-floor homes, and most of the bungalows for sale there right now ask less than $700,000. That's why so many downsizers and first-time bungalow buyers start their search here.

This guide gives you the real numbers from the MLS® system as of November 6, 2026: what's for sale, what sold in October, where the bungalows are and what's hard to find. No predictions.

The short version

  • 113 bungalows are for sale on Hamilton Mountain right now. The middle asking price is $699,000.
  • 39 sold in October 2026. In October 2025, 53 sold.
  • The median sale price this October was $623,500. Last October it was $650,000.
  • Half of October's sales happened within 22 days of listing, about the same as last year (23).
  • The typical bungalow sold for about 95% of its asking price, down from about 97% last October.

Buyers had a little more room to negotiate this year. The typical sale was about 95% of the asking price (last October, about 97%), and 4 of the 39 sold over asking (7 of 53 last year).

What's coming

79 new bungalow listings came on the market on Hamilton Mountain in October 2026. That's fewer than October 2025, when 104 came up. The median asking price of October's new listings was $674,990.

Some listings have been sitting: 27 of the 113 for sale have been on the market for 60 days or more.

What's hard to find

A double garage. At least 14 of the 113 have room for two or more cars. 37 have a single garage and 24 have no garage at all. (The rest don't say.)

A newer bungalow. Of the 71 listings that give a year built, 38 were built before 1960 and 29 between 1960 and 1989. Only 4 were built in 1990 or later.

A condo or adult-lifestyle bungalow. Almost every bungalow for sale on the Mountain is a freehold house: 112 of 113. If you want someone else to cut the grass and shovel the snow, look across all of Hamilton with the Hamilton area condo and townhouse bungalow map and the Hamilton area adult lifestyle community map.

Over $900,000. Only 7 bungalows on the Mountain ask that much. For bigger, higher-end bungalows, see the Hamilton area luxury bungalow map ($900,000 and up, all of Hamilton).

From Marcus: it depends on what you're buying

Hamilton Mountain is a good example of something I tell every downsizer: "It all depends on the bungalow that you're looking for, what strategy we recommend for you."

A Mountain bungalow under $700,000 with a single garage is a very different search from one with a double garage or one built after 1990. So before anyone lists their house, we sit down with both sides. "We're looking at the buy and we're looking at the sell objectively." And "we break down the numbers in front of them so they know what they're getting."
