A lot of people who downsize in Waterloo Region want out of the city but not too far out. That usually means the four townships around Kitchener, Waterloo and Cambridge: Wilmot (New Hamburg, Baden and the villages around them), Woolwich (Elmira, St. Jacobs, Breslau and more), Wellesley, and North Dumfries (Ayr).
Here are the real numbers from the MLS® system as of November 6, 2026: what's for sale, what sold in October and what's hard to find. No predictions.
The short version
- 59 bungalows are for sale across the four townships right now. The middle asking price is $1,100,000.
- 15 sold in October 2026. In October 2025, 24 sold.
- The median sale price this October was $790,000. Last October it was $822,500.
- The ones that sold went quickly: half went firm within 14 days (last October, about 40 days).
- 38 new bungalow listings came up in October, the same number as last October.

By town, the most bungalows for sale right now are in New Hamburg (7), Wellesley (7) and Baden (6), then Elmira (5), St. Clements (5) and Ayr (4). In a small town, that can be the whole choice for the month.

What's hard to find
A bungalow under $700,000. Only 12 of the 59 ask less than $700,000.
A condo bungalow. Just 5 are condominium bungalows, and 5 are townhouse-style.
A bungalow without a garage. Every listing that gives a garage count has at least one space: 44 have room for two or more cars and 17 have room for three or more. Garages are one thing the townships have plenty of.
Not hard here: a newer bungalow. Of the 44 listings that give a year built, 29 were built in 1990 or later, and 14 in 2010 or later.
From Marcus: your bungalow determines your downsize
In the townships, the search is often about one town. In my words: "I've had clients looking for bungalows in very specific locations. And each of them have a different type of home to sell."
When you only want New Hamburg, or only Elmira, there may be two or three bungalows to choose from in a month. "The right one comes and goes. And the right one is coming and going only a few times a year." That's why we get the numbers ready first: what your home would sell for, and what the bungalow you want would cost, so you can move when it shows up.
