Richmond Hill and Aurora sit side by side in the middle of York Region, and a lot of bungalow buyers look at both. In both towns, the middle asking price for a bungalow is well over $1 million.
Here are the real numbers from the MLS® system: what's for sale, what sold in October, what's coming up and what's hard to find. No predictions.
The short version
- Richmond Hill: 90 bungalows for sale on November 2, 2026, with a middle asking price of $1,381,500. 11 sold in October 2026 (15 in October 2025). The median sale price was $1,190,000 (last October: $1,060,000).
- Aurora: 36 bungalows for sale, with a middle asking price of $1,172,500. 4 sold in October 2026 (10 in October 2025, at a median of $1,020,000).
- 12 new bungalow listings came up across the two towns in one week (October 26 to November 1): 8 in Richmond Hill and 4 in Aurora.

With this few sales, one or two homes can move a median a lot. Read the sale numbers as a snapshot, not a trend.
What sold this October
Both towns had fewer bungalow sales than last October: 11 instead of 15 in Richmond Hill, and 4 instead of 10 in Aurora. Half of Richmond Hill's October sales took 31 days or less from listing to sale.
Across all of York Region, 113 bungalows sold in October 2026 at a median price of $1,050,000. They took a bit longer than a year ago (a median of 28 days, up from 20), and 20 of the 113 sold over asking, up from 13 last October.
What's coming
New bungalows are still coming on the market. Across York Region, 323 bungalows were newly listed in October 2026, up from 303 in October 2025. In the week of October 26 to November 1, Richmond Hill added 8 and Aurora added 4.
There's also plenty to look at already: on November 2, 226 of York Region's 657 bungalows for sale had been on the market for 60 days or more.

What's hard to find
A bungalow under $700,000. Richmond Hill had just 3. Aurora had none.
Something in the middle. In Aurora, half the bungalows for sale ask more than $1,172,500. In Richmond Hill, half ask more than $1,381,500. If your budget is under $1 million, the choice in these two towns is small, and nearby towns like Newmarket are worth a look.
A big garage. 35 of Richmond Hill's 90 and 17 of Aurora's 36 have room for two or more cars. That sounds like a lot, but in Marcus's experience the nicest ones don't last long (more on that below).

From Marcus: the big-garage bungalows go fast
When it comes to bungalows with a big garage, here's what I've seen: "If people are looking for triple car garage bungalows and it's within a certain city and it's a certain type of triple car garage bungalow ... that's pretty nice, they will sell in 1 to 3 days." I've seen it multiple times, in the GTA and outside it.
So if that's what you want, waiting to see it on a Saturday isn't a plan. Know your numbers ahead of time, have a map running for exactly that kind of home, and be ready to go see it the day it lists.
